What's so special about Pintail Ridge?Besides the location, views, and proximity to the golf course, tennis courts and town, the development includes 56.5 acres of common areas (23% of total acreage), including the beautiful 31.3-acre duck ponds area (12.7% of total acreage). The 40 lots range in size from 2.1 acres to 8.7 acres, with the median lot size equal to 4.44 acres (acreage statistics here). The rest of the edge of bench lots are under 5 acres, with a median size of 3.69 acres and a low 2.1 acres. CompsThere are only a few Pintail Ridge lots on the market right now that I am aware of, and of those only one is on the edge of the bench. That is lot 3, which is 2.5 acres and has some trees and a seasonal irrigation ditch running through it. It is listed with Reed Real Estate for $250,000, or $100,000 per acre, about triple the cost of Lot 27.
